Vairfy uses a 3D-Biometric Scan that matches the live applicant to their government ID. Unlike traditional systems that accept static PDF uploads, our proprietary tool detects "deepfakes" and stolen IDs in real-time, ensuring the applicant is exactly who they claim to be before you ever see the report.

It augments it and works in conjunction with whatever property management software you are currently using. You can use Vairfy as your "Front-End Verification" to filter out fraudulent leads and unqualified applicants for free. Once an applicant is verified, you can move them into your PMS (Yardi/Entrata/Appfolio) with 100% confidence.

Vairfy is a Compliance-as-a-Service platform. Because the renter pays the fee to us, not you, your office is shielded from the administrative burden of fee-tracking, sequential processing audits, and the mandatory refund laws that apply to landlord-collected fees.

We use Direct-Link Integration to the applicant's bank account via Plaid, so we get to see everything from the source. We are also able to take a look at uploaded PDF bank statements. You receive a verified "Income-to-Rent" ratio based on real-time bank deposits and activity.

Yes. You can configure your property-specific thresholds for credit scores, income-to-rent ratios, and criminal history. The software will automatically flag applicants who do not meet your "Minimum Criteria," saving your leasing team hours of manual review.

Yes. Vairfy is a fully compliant Consumer Reporting Agency (CRA). All reports are generated in accordance with the Fair Credit Reporting Act, ensuring your leasing decisions are legally defensible.

Vairfy uses Soft Credit Inquiries. This is a major advantage for you because it attracts higher-quality tenants who are protective of their credit scores and are more likely to apply to your building if they know their score won't be impacted.

Only if you allow settings controls where your agents can see the incoming verified leads for your properties or whatever you allow access to, facilitating seamless lead-handboarding between team members.

During the tenant application section, the applicant will be asked if they would require a co-signer. If the applicant selects YES, then that application will also be emailed to the co-signer in order to be filled out.

Vairfy utilizes AES-256 encryption and is SOC2 ready. We do not store sensitive data like full SSNs on local servers; everything is tokenized and managed via secure financial gateways.

Data Integrity. Zillow and other portals rely on self-reported data and basic credit pulls. Vairfy provides verified-at-source data (Biometrics + Direct Bank Link) that eliminates the "application-to-eviction" pipeline caused by fraudulent documentation.
